Background
The subject properties at 110 and 115 School Street are two vacant lots located in the Harbor District.
Over the last century a motel and a restaurant where located on these lots. Over time each have been
demolished.
Proposal
The Applicant proposes to construct four metal, one story structures, across two properties for “marine
storage”. The proposed structures are to have gray metal siding and blue metal garage doors.
The Commission may wish to request more information regarding the site features. No information is
included regarding lighting, bollards, fencing, landscaping, etc. In addition no height dimension is given.
If or boat storage, the assumption is the height would be greater than the example provided.

Keith Young for Massachusetts Air and Space Museum – 438 Main Street
Background
The subject building at 430-438 Main Street, known as the “Acme Building” was constructed in 1950, as
a two story commercial structure with a flat roof, minimal detail and developed for multiple tenants. A
rear one story addition was added later. A small alley is shared between 438 Main Street and 442 Main
Street.
Proposal
The Applicant seeks to paint the trim and exterior support beam a Newport Indigo Blue (historic color)
and the base trim white as well as the under hang at the entry.

Tim Gaudette d/b/a Kookoos – 372 (366) Main Street
Background
The subject property at 366 Main Street is a portion of a larger commercial block that consists of one
story structures with flat roofs. Each tenant of the larger commercial block has common frieze and
signboards with recessed entries. 366 Main Street has large commercial windows and ornamental front
façade.
Proposal
The applicant proposes to replace the existing projecting sign with a 36” by 36”double-sided sign of
foam material with external lighting.
The Commission may want to clarify location and material of the lighting proposed or if existing is to be
retained. In addition, the Commission may want to understand the bracket, color and material for any
decision rendered.

Camilla Vailante d/b/a Gone Açai – 561 Main Street
Background
The subject property at 561 Main Street was constructed in the 1920s in the Craftsman style, but has
been heavily altered by remodeling over the years. Two modern entrance doors are centrally placed and
share a wooden door surround with a simple entablature. The entrance area is flanked by very large
single-pane display windows. The front façade includes an awning running the length of the building.
Proposal
The applicant proposes to repaint the siding and trim a Coral Springs Historic Color.
Conrad Watson - 278 Main Street
Background
The subject property at 278 Main Street is a two story, flat roof structure at the corner of Main Street
and Center Street that dates back to original constriction in 1905 as Wilson’s Grocery Store. Rear
additions and remodeling have occurred over the years.
Proposal
The applicant proposes to paint the first story, front and side to match the abutting property at 282
Main Street a Stonington Grey Historic Color.

Conrad Watson d/b/a Mariner Café – 282 Main Street
Background
The subject property at 282 Main Street is a typical small lot downtown Hyannis commercial building
directly abutting the sidewalk. The building was originally built in 1940 and in 1955 the first floor was
heavily remodeled. It is one and one half stories high structure with a gable roof, large first story
windows and double swing centered commercial door.
Proposal
The applicant proposes multiple signs for a new café at 282 Main Street. The wall sign above the center
entrance is proposed to be 2’ by 8’ and made of composite material. In addition, two business logo vinyl
stickers are to be placed in the window at approximately 2’ by 4’. One open/closed sign at 1’ by 3’ of
metal, one trade flag at 3’ by 6’ and lastly one “A Frame” sign of wood and plastic, in white and navy
blue at 2’ by 3’.
The Commission may wish to highlight a few limitations; trade flags are limited to 3’ by 5’ and open and
closed signs are limited to 22” by 14”. The Commission may also wish to confirm no lighting is being
proposed.
