1. #178 & #150 are held in common ownership and 2001 RPOD zoning
may require #178 to have a full 2 acres to be conforming. Easy to add
0.3 acre from #150 to meet minimum lot size for #178 (new Lot C).
2. New Lot B needs to have 200 feet of road frontage and more than
2 acres to have value as a building lot. (It is okay if part of the drive-
way into the house is on that new lot.) Giving the rear line of Lot B
would enable BLT to complete a through-trail out to Wheeler Road
from Fuller Farm, without intruding on Wheeler privacy.
3. Lot A would be more than 5 acres and retained by Wheeler with CR
(see next page) and perhaps deeded to BLT subject to a life estate.

The Conservation Restriction on Lot A (5.6 acres) could cre-
ate “forever wild” forest areas (#1 and #2) straddling the
home site (#3) that would include all of the residential areas
used traditionally. The Building Envelope (#3) would be
about half of Lot A and the Gulch makes a nice physical
boundary to divide areas #2 and #3.
