Dear Ms. Karle:
Based on recommendations by, and discussion with, the Commission at our June 13, 2023 public hearing, we
have made the following changes to the Project:
1) Relocated the proposed building and surrounding landscape wall so that the wall no longer extends
into the 0-50’ buffer zone
2) Revised the proposed pine needle path layout to reduce footprint within the 0-50’ buffer zone
3) Added dimension lines to more clearly show how the new home will be 25’ further removed from the
resource area than the current home
4) Modified titles and labeling to describe the Project as a single-family home and NOT a commercial
use more clearly.
5) Updated drainage design and grading
The changes result in approximately 800 sf less buffer zone impact while providing slightly more mitigation. In
total, the Project will provide 13,600 sf of landscape mitigation, substantially exceeding the required 8,657 sf.
