The 1.8 acre site has been vacant and derelict since 2020 and is an eyesore on Main Street. The proposed multifamily development aims to provide 95 new dwelling units including 10 affordable units that are transit-oriented and within walking distance to the Cape Cod Hospital and the Nantucket ferry. There will also be an approximately 1,500 sf retail space on the ground floor. In addition the entire site will be transformed with new paving, landscaping, fences, lighting, stormwater management, and new sidewalk. The existing five buildings are listed with MHC (Inventory No. BRN.1493) as well as part of Hyannis Main Street Waterfront Historic District (Inventory No. BRN.AU). The buildings include the 2.5-story motel office and caretaker residence which is known as the Hallett-Baxter House, originally a single family home built c. 1870. Gabled roof, the house has a center bay window facing Main Street and three attached wings in the rear. Character defining features include the paired brackets at the eaves and the window surrounds. The windows and roofing are not original. Adjacent to the motel office are two 2-story, flat-roof buildings built c. 1957 and 1958 containing motel rooms that are accessed from the exterior. They are in poor condition evident by substantial movement cracks on the exterior stucco. In the middle of the lot, there are two gabled roof cottages, one 2-story and the other 1-story, built c. 1955 when the motel business started. The property clearly has not been taken care of for some time and will continue to deteriorate. We are requesting demolition because the motel office is not habitable and requires substantial work. Furthermore it is located in the center of the L-shape lot and prohibits a reasonable development of the lot that is financially feasible. The other four buildings have little architectural value and are not suitable for rehabilitation for other uses.
