Attach an additional sheet, if necessary. Signed Applicant - Agent Date This project proposes the demolition of the Cascade Motor Lodge at 201 Main Street, which consists of a collection of five, vacant buildings. The site also has a defunct in-ground pool and fountain. The gravel area at the corner of Main Street and School Street operates as a scan-and-pay parking lot. The proposed 4-story, residential building will have 95 dwelling units ranging from 1, 2, to 3-bedroom units. There will be a total of 132 parking space of which 98 will be dedicated to the residential use and the remaining 34 will continue as paid parking. The parking will be at grade, tucked under the building, and blocked from view by the portion of the building facing Main Street. In addition to the residential lobby and amenity spaces on the ground floor, there will be an approximately 1,500 sf retail space consistent with the commercial use along Main Street. The new building is designed to comply with the 2022-144 zoning amendment and the form-based design guidelines for the "Downtown Main Street" district, and aims to strengthen the traditional look-and-feel of the surrounding context in terms of siding material, trims and roof form. The large windows and entries on the ground floor support the pedestrian and public realm at Main Street. The exterior color palette of the Main Street wing is intended to be lighter and in contrast to the south wing which is less public and more residential in scale. The partial gable roof over the south wing will hide rooftop mechanical equipment. Existing "Welcome to Historic Main Street Hyannis" and Hyannis way-finding signage on the property will be reinstalled in the same location. There is a proposed monument sign at the corner of Main Street and School Street for the development, as well as signage for the paid parking similar to the existing. 8/18/2023 Cindy Lee, Architect
