Dear Board members,
Please accept this application regarding the de-construction of the carriage house barn located at 3075
Main Street. As you may be aware, we purchased this property in 2012 with the goal of expanding the
site and building a new home utilizing whatever materials or components we could from the existing
barn.
We had full intentions of maintaining as much of the barn's structure as possible in keeping with the
Approved Certificate of Appropriateness per OKH Decision dated 11/20/2019.
After multiple delays and a hearing at the Zoning Board of Appeals in 2022, we finally began the
de-construction in December 2022. Unfortunately, during the de-construction phase, our builder
consultants deemed the 4 walls that were remaining not suitable in any manor to save or rebuild in
place.
Attached are photos from 2012 (original condition) and more recent photos prior to us taking down the
barn and during de-construction.
Construction Issues & General Comments:
The building was sited approximately 1' below Main Street and the interior of the barn had been
flooding for years. The vertical studs were rotted almost a foot above the original sills which were
resting on a rubble non-mortared foundation.
In 2012 we added some new 6x6 PT sills on most of the perimeter apart from the bump-out.
We also repaired the interior and exterior as best we could to accommodate additional storage and a
workshop.
In 2018 we purchased the adjacent site to the east in hopes of expanding the footprint and making this
our new home.
We obtained a building permit in October 2022 for the new home which had been previously approved
by OKH.
We put our house at 3074 Main Street on the market in November 2022 in anticipation that it would sell
quickly (it did not) and started the project at 3075 Main Street.
We hired a company at 4 1/2 times the cost of a total demolition in early December 2022 to ensure
careful and meticulous de-construction of the carriage house and we saved as many components as
possible to utilize in the new construction.
Please see attachments showing the walls [marked 'A'-'D'] we were hoping to leave in place or remove
and replace in the same locations. We were very disappointed once the interior boards and the exterior
siding were removed to find there was not much to work with for new construction.
