(2.) (a.)Only minor changes may be approved by the Committee without the filing of a new application and a new hearing. Minor changes include
alterations that can be done without a detrimental impact on the overall appearance of the project such as altering a single window or door change
or a minor change of colors. All minor changes by amendment will require the local Committee’s or it’s designee’s approval.

INSPECTIONS TO OBTAIN All PERMITS AND CERTIFICATES OF APPROVAL REQUIRED FOR THE WORK.
CONTRACTOR SHALL HAVE AN EXPERIENCED SUPERINTENDENT ON THE PREMISES AT All TIMES WHEN WORK IS IN
PROGRESS.
CONTRACTOR SHALL BE LICENSED AND INSURED FOR LIABILITY AND PROPERTY DAMAGE AS REQUIRED BY LAW AND THE
OWNER, AND SHALL SUBMIT PROOF OF SUCH TO THE OWNER UPON REQUEST.
CONTRACTOR SHALL PROVIDE A SCHEDULE FOR THE WORK, BROKEN DOWN BY TRADES AND MAJOR MILESTONE DATES.
CONTRACTOR SHALL WORK CLOSELY WITH OWNER TO SCHEDULE ALL OWNER-SUPPLIED/CONTRACTOR-INSTALLED
MATERIALS, FIXTURES AND/OR EQUIPMENT, AND SHALL WORK CLOSELY WITH All OWNER'S VENDORS, TO ENSURE
ADEQUATE TIME HAS BEEN ALLOTTED FOR ORDERING AND DELIVERING ALL ITEMS TO THE SITE. CONTRACTOR SHALL
ASSUME RESPONSIBILITY FOR ALL OWNER-SUPPLIED MATERIALS ONCE DELIVERED, AND SHALL PROVIDE SITE STORAGE AND
PROTECTION, IN ADDITION TO INSTALLATION.
SUBSTITUTIONS: CHANGES OR SUBSTITUTIONS ARE PERMISSIBLE ONLY WITH THE PRIOR WRITTEN APPROVAL AND
AUTHORIZATION OF FLD.
PROVIDE HARD-WIRED SINGLE STATION SMOKE DETECTORS IN EACH BEDROOM, OUTSIDE EACH SEPARATE SLEEPING AREA,
IN THE GARAGE AND ON EACH FLOOR AS PER MASSACHUSETTS BUILDING CODE.
WORK SHOWN OR NOTED IS NEW UNLESS SPECIFICALLY NOTED OR OTHERWISE INDICATED AS EXISTING.
WHERE "MATCH EXISTING' IS INDICATED, NEW CONSTRUCTION OR FINISHES, AS APPROPRIATE TO THE NOTE, SHALL MATCH
THE EXISTING IN EVERY PARTICULAR.
BEFORE BEGINNING WORK, AND THROUGHOUT THE COURSE OF THE WORK, THE CONTRACTOR SHALL BE RESPONSIBLE FOR
INSPECTING AND VERIFYING THE LOCATION AND CONDITION OF ALL ITEMS AFFECTED BY THE WORK UNDER THIS
CONTRACT, AND SHALL REPORT BACK TO THE ARCHITECT ANY DISCREPANCIES BETWEEN EXISTING CONDITIONS AND THE
DRAWINGS BEFORE PROCEEDING WITH ANY WORK.
DISCREPANCIES: WHEN DISCREPANCIES OCCUR BETWEEN CONSTRUCTION CONDITIONS AND THE CONSTRUCTION
DOCUMENTS, THE CONTRACTOR SHALL BE RESPONSIBLE FOR NOTIFYING FLD FOR CLARIFICATION OR VERIFICATION PRIOR
TO PROCEEDING.
BEFORE BEGINNING WORK, THE CONTRACTOR SHALL INSPECT THE EXISTING BUILDING AND DETERMINE THE EXTENT OF
EXISTING FINISHES, SPECIAL TIES, CASEWORK, EQUIPMENT, AND OTHER ITEMS WHICH MUST BE REMOVED AND
REINSTALLED IN ORDER TO PERFORM THE WORK UNDER THIS CONTRACT.
THE ARCHITECTURAL DRAWINGS SHOW PRINCIPAL AREAS WHERE WORK MUST BE PERFORMED. INCIDENTAL WORK MAY
ALSO BE NECESSARY IN AREAS NOT SHOWN ON THE ARCHITECTURAL DRAWINGS DUE TO CHANGES AFFECTING EXISTING
MECHANICAL, ELECTRICAL, PLUMBING, OR OTHER SYSTEMS AND CONDITIONS. SUCH INCIDENTAL WORK IS ALSO
UNDERSTOOD TO BE A PART OF THIS CONTRACT. THE CONTRACTOR SHALL INSPECT ALL AREAS OF THE EXISTING BUILDING,
ASCERTAIN WORK REQUIRED, AND PERFORM SUCH WORK IN ACCORDANCE WITH THE CONTRACT REQUIREMENTS, AT NO
ADDITIONAL COST.
THE CONTRACTOR SHALL NOT DRILL OR CUT OUT EXISTING FLOOR JOISTS, BEAMS, COLUMNS, OR OTHER STRUCTURAL
ELEMENTS, UNLESS SPECIFICALLY INDICATED ON THE CONTRACT DOCUMENTS. DRILL SLABS WHERE APPROVED. MAKE
OPENINGS OF PROPER SIZE FOR CONDUITS, DUCTS, PIPES, AND OTHER ITEMS TO PASS THROUGH. All DRILLING AND
NOTCHING SHALL BE REVIEWED WITH FLD / STRUCTURAL ENGINEER PRIOR TO BEING UNDERTAKEN.
THE CONTRACTOR SHALL VERIFY All DRAWINGS FOR COORDINATION BETWEEN TRADES; PROVIDE AND/OR INSTALL
ANCHORS, INSERTS, HANGERS, ETC., AS REQUIRED FOR VARIOUS TRADES.
All EXISTING WORK TO REMAIN IS TO BE PROPERLY PROTECTED FROM DAMAGE DURING All PHASES OF WORK.
EXISTING SURFACES DAMAGED OR NEWLY EXPOSED DURING THE EXECUTION OF WORK ARE TO BE REPAIRED, PATCHED,
AND FINISHED, OR REFINISHED AS APPLICABLE, TO MATCH ADJACENT EXISTING FINISHES.
WHERE PERMANENT REMOVAL OF EXISTING MILL WORK, CASEWORK, CABINETRY, ACCESSORIES, EQUIPMENT, OR
FURNISHINGS ARE TO REMAIN EXPOSED, PATCH PREVIOUSLY CONCEALED SURFACES TO MATCH ADJACENT EXPOSED
SURFACES. WHERE SUCH SURFACES ARE SCHEDULED TO RECEIVE NEW FINISHES, PREPARE THE SURFACES TO RECEIVE THE
NEW FINISHES.
WHERE CUTTING OF EXISTING SURFACES OR REMOVAL OF EXISTING FINISHES IS REQUIRED TO PERFORM THE WORK UNDER
THIS CONTRACT, AND A NEW FINISH IS INDICATED, FILL RESULTING OPENINGS AND PATCH THE SURFACE TO MATCH
ADJACENT SURFACES.
WHERE CONDUITS, DUCTS, PIPES, AND SIMILAR ITEMS ARE SHOWN TO BE INSTALLED IN EXISTING WALLS OR PARTITIONS,
NEATLY CHASE THE WALLS OR PARTITIONS, INSTALL THE ITEMS, AND PATCH THE WALLS OR PARTITIONS TO MAKE THE
INSTALLATION NOT DISCERNIBLE IN THE FINISHED WORK
USE OF DRAWINGS: THE CONTRACTOR SHALL USE FIGURE MEASUREMENTS NOTED ON THE DRAWINGS ONLY.
MEASUREMENTS SHALL NOT BE SCALED FROM THE DRAWINGS. IF ADDITIONAL INFORMATION IS REQUIRED, THE
CONTRACTOR SHALL NOTIFY FLD PRIOR TO PROCEEDING. THE CONTRACTOR SHALL NOT INTERPOLATE DIMENSIONS OR

PROTECTION OF EXISTING: DURING THE CONSTRUCTION PROCESS, REASONABLE CARE SHALL BE TAKEN TO PROTECT ALL
EXISTING STRUCTURES FROM DAMAGE, AND TO PRESERVE AND MAINTAIN ALL EXISTING TREES, SHRUBS, AND FOLIAGE.
PROVIDE EXTERIOR AND INTERIOR SHORING, BRACING, OR SUPPORT AS REQUIRED TO PREVENT MOVEMENT, SETTLEMENT
OR COLLAPSE OF STRUCTURES AND CONSTRUCTION TO REMAIN.
EXCAVATION SHALL BE ACCOMPLISHED TO SATISFY THE REQUIREMENTS AND INTENT OF THE CONTRACT DOCUMENTS,
INCLUDING EXCAVATION FOR FOUNDATION AND TRENCHING FOR UTILITIES AND OTHER MECHANICAL, PLUMBING, AND

IF ROCK OR CLAY IS ENCOUNTERED, NOTIFY BOTH THE OWNER AND FLD IMMEDIATELY BEFORE PROCEEDING WITH FURTHER
WORK.
AT NO TIME SHALL BULLDOZERS, TRUCKS, OR OTHER HEAVY EQUIPMENT BE PERMITTED TO APPROACH FOUNDATION
WALLS CLOSER THAN EIGHT (8) FEET.
All EXTERIOR FOOTINGS SHALL BE PLACED A MINIMUM OF 4'-0" BELOW FINAL GRADE ON UNDISTURBED SOIL OR
COMPACTED STRUCTURAL FILL. STEPPED FOOTINGS AS REQUIRED TO MATCH EXISTING BUILDING FOOTING ELEVATIONS AS
SPECIFIED BELOW.
ELEVATIONS OF BOTTOM OF FOOTINGS SHOWN ON PLANS ARE FOR ESTIMATING PURPOSES AND SHALL BE ADJUSTED TO
REQUIRED BE.ARING STRATA AS FOUND UPON EXCAVATION. FOOTINGS SHALL NOT BE PLACED ON ROCK WHOSE
SURFACE SLOPES MORE THAN 10 PERCENT OR WHOSE BEARING CAPACITY IS LESS THAN 6 TONS PER SQUARE FOOT.
WHERE FOOTINGS ARE STEPPED, FOOTING LEVELS ARE TO BE STEPPED UP OR DOWN AT A 30 DEGREE ANGLE. TOP OF

FOUNDATIONS HAVE BEEN DESIGNED TO AN ALLOWABLE SOIL BEARING PRESSURE OF 2000 PSF. SHOULD CONDITIONS
VARY FROM THOSE ASSUMED, THE ARCHITECT SHALL BE NOTIFIED BEFORE CONTINUATION OF WORK. EVIDENCE OF
UNSUITABLE MATERIAL SHALL BE CAUSE FOR REDESIGN OF FOUNDATION.
AREAS UNDER CONCRETE SLABS ARE TO BE BACK FILLED WITH CLEAN, FREE-DRAINING MATERIAL AND BE FULLY
COMPACTED TO 95 PERCENT OF PROCTOR DENSITY POWER TAMPER. PLACE FILL IN 12' MAXIMUM LIFTS.
DO NOT BACK FILL AGAINST FOUNDATION WALLS UNTIL MORTAR AND/OR CONCRETE HAVE ATTAINED MAXIMUM
STRENGTH.
FILL SHALL BE FREE FROM DEBRIS, SNOW, ICE, WATER, AND ORGANIC MATERIAL.
SLOPE GROUND AROUND FOUNDATIONS.
DIVISION 2: SITE WORK
NO CONCRETE SHALL BE POURED SUBJECT TO FREEZING CONDITIONS OR FROZEN GROUND
TWENTY-EIGHT DAY COMPRESSION STRENGTH FOR CONCRETE SHALL BE AS FOLLOWS:
3.2.1 FOOTINGS: 3,000 PSI
3.2.2 SLAB ON GRADE: 3,500 PSI
3.2.3 WALLS: 3,000 PSI
MAXIMUM CONCRETE SLUMP SHALL BE 4 INCHES, AND MAXIMUM WATER-CEMENT RATIO SHALL BE 0.45.
CONTRACTOR SHALL ASSUME FULL RESPONSIBILITY FOR DESIGN OF CONCRETE MIXES AND FOR MAINTAINING STRENGTH
AND PROPER SLUMP DURING CONSTRUCTION. CONCRETE MIXES SHALL BE DESIGNED IN ACCORDANCE WITH METHODS
OUTLINED IN ACI AND AS MODIFIED BY THE GOVERNING CODE. CONCRETE SHALL BE PLACED AND CONSOLIDATED IN
SUCH A WAY TO ELIMINATE VOIDS, HONEYCOMBING, SEPARATION OF CONSTITUENTS, ETC ... PER ACCEPTED ACI PRACTICE.
POOR PLACEMENT, REGARDLESS OF 28-DAY STRENGTH RESULTS IF TESTED, WILL RESULT IN REMEDIAL WORK.
ALL VERTICAL SURFACES OF CONCRETE SHALL BE FORMED FOR WALLS.
All REINFORCEMENT SHALL BE DETAILED AND PLACED IN ACCORDANCE WITH ACI MANUAL OF STANDARD PRACTICE.
All REINFORCING BARS SHALL BE OF NEW BILLET STEEL CONFORMING TO ASTM A615, GRADE 60. TIES AND STIRRUPS MAY BE
GRADE 40.
ALL WELDED WIRE MESH SHALL CONFORM TO ASTM A185, AND SHALL HAVE A MINIMUM YIELD STRENGTH OF 70,000 PSI.

DIVISION 3: CONCRETE
All FRAMING SHALL BE DONE IN ACCORDANCE WITH THE LATEST EDITION OF "NATIONAL DESIGN SPECIFICATION FOR
STRESS GRADED LUMBER AND ITS FASTENINGS," AS PUBLISHED BY THE NATIONAL LUMBER MANUFACTURERS ASSOCIATION.
All LUMBER MATERIALS USED IN THE BUILDING SHALL BE GOOD, SOUND, DRY MATERIAL, FREE FROM ROT, LARGE AND
LOOSE KNOTS, SHAKES AND OTHER IMPERFECTIONS WHEREBY THE STRENGTH MAY BE IMPAIRED, AND OF SIZES INDICATED
ON THE DRAWINGS.
All WORKMANSHIP, INCLUDING NAILING, BLOCKING, BRIDGING, ETC., SHALL CONFORM TO STATE BUILDING CODES.
