Home My WebLink AboutNOI 1045 Main StreetRenovation Summary 1045 Main Street, Cotuit Detail of Demolition Proposed Demolition will consist of demolishing the roughly 2/3’s of the third-floor roof line to add a shed dormer to provide for usable floor area on the third-floor. Windows and exterior doors will be removed and replaced within the existing opening. The exterior white vinyl siding will be demolished and replaced with cedar shake siding on all elevations. The rear of the house will be selectively demolished to allow for the expansion off the back of the house by 8 feet in depth. The demolition will be relegated to the rear elevation walls on the 1st and 2nd floor and a portion of the walls on the right and left elevations at the rear of the house. The 2nd floor roof line to the rear will also be demolished and replaced to cover the new expansion. Type of New Construction Proposed All new construction will be wood framed construction and will provide for code compliance and will generate additional square footage on the first and second floors. The intent is to enlarge the entrance and kitchen area to accommodate seating and sufficient cabinets and storage. While expanding the first floor, two (2) of the second-floor bedrooms will also be expanded with the same footprint as the first floor. This will allow for additional space for furniture layouts and additional bathrooms for the 4 bedrooms. A 7x12 foot side porch will also be constructed to allow for a covered entry into the side entrance of the house, but will not be enclosed or climate controlled space.
