(WSS) evaluated the existing building at 796 South Main Street. WSS visited the site on March 9, 2023. WSS evaluated the existing structure to: • Understand the existing structural system, • Determine the condition of the existing framing, • Evaluate the appropriateness of the existing framing to support reuse and reinforcement requirements, and • To evaluate whether the existing structure can remain and be reinforced efficiently and safely, or if it would be structurally practical to demolish the structure and replace the entire building frame. The existing two-story building is constructed of a wood frame supported on a foundation comprised of red brick masonry. WSS found the building’s framing to be structurally deficient to today’s standards and in disrepair. Notable aspects of the building’s structure are as follows: • The original red brick foundation appears to be in suitable condition with minor deficiencies. The footing condition is unknown. • The first-floor framing appears to be in acceptable condition for reuse with necessary reinforcement. • The second floor and roof framing are undersized, with long spans between supports. • It appears that ill-conceived alterations and additions have modified the original framing over the years. For example, I believe large, shed dormers altered the original roof framing, and an addition was added to the rear. • The shed dormers resulted in a roof framing configuration that is geometrically unstable, without proper ceiling ties or a structural ridge. 670 Main Street Reading, MA 01867 781 779 1330 • The workmanship of the rear addition appears poorly executed. It is questionable whether the foundation for the addition has proper frost protection. • The original second floor interior beams are undersized within the current framing, resulting in significant sagging of the floor systems. It is WSS’s opinion that the foundation and first-floor framing appear to be suitable for re-use. We believe it is practical for the individual components of the framing to be reinforced as necessary. We do note that the limited information regarding the construction of the original foundation renders its future behavior unpredictable. The generally good appearance of the brick foundation is not indicative of good performance given the altered building above. Brick foundations of this type are not common. We also believe the second floor and roof structural system are not appropriate to support the present code-prescribed loading required for current use. It is WSS’s experience that the areas of undersized framing members would require major reinforcement, if not complete replacement of the larger sections of framing. The most practical approach to address the structural issues of this building is to demolish the areas in question and rebuild. Main Centerville Center chimney with fireplace: Fireplace:   The fireplace back wall (firewall) is badly eroded from the heat with up to half the brick missing.   The brick are common red brick and soft ones at that, not firebrick. There is no clearance from         the wood framing on the sides of the fireplace, This is a code violation. Throat/ Smoke Chamber:    The front wall of the smoke chamber is only one brick thick or 4 inches, and is directly in        contact with the framing. This is a huge fire hazard! Current codes call for a minimum of 8       inches of masonry and at least 2 inches of clearance from the wood framing. Second floor:    The chimney is in direct contact with the wood framing on all 4 sides. The current building               code calls for at least 2 inches of clearance. The attic:    More clearance is needed to the framing. The south side of the chimney is corbelled and is               structurally holding up the ridge board. This is another code violation. The roof:    The chimney cap is highly weathered. The flue liners are cracked. The lead flashing is a                mess. The Base:     Has framing clearance issues and is corbelled again to hold up the wood framing. Conclusion:     This chimney fails decisively and there is no way to bring it up to current building codes. Kitchen/ furnace chimney:    The chimney has no clearance to the wood framing on the exterior wall. On the roof the chimney is in bad shape with the structural integrity in doubt. With the dimensions of 16/16 inches square and the height off the roofline at 10 feet, one good push and it would fall over. I give this chimney a failing grade as well.
