(B+T) respectfully submits this response to the Commission’s comments relating to the Applications for Demolition Approval and Certificate of Appropriateness for the redevelopment of 307 Main Street in Hyannis. The Project proposes to construct a 120-unit mixed income housing complex and supporting site improvements (collectively known as the “Project”) at the gateway of Hyannis’ unique walkable downtown that is home to a collection of shops, restaurants, and entertainment. We have revised the plans accordingly in response to the comments received at the Project’s second hearing on September 20, 2023. Architectural Revisions 1. Main Street and Old Colony: Along both façades more brick was added to various areas of the façades to further break the massing of the buildings. Additional façade material changes have been made to further break down the building massing. 2. Trim: Additional trim added and refined. 3. Window fenestration: Window groupings now show additional mullions and shutters added to vary the window type. 4. Dormers: All shed dormers are now gable ends. 5. Roof: A pitched roof has been added to the wing adjacent to the Cape Cod Times building. Hyannis Main Street Waterfront Historic District Commission Attn: Karen Herrand October 10, 2023 Page 2 6. Back Wing Façade treatment: The wing adjacent to the Cape Cad Times buildings has consolidated material transition and added gables to relate to the rest of the building massing. 7. Juliet balconies: The building now has a total of +/- 60 Juliet balconies. Landscape/Site Revisions 1. Wayfinding signage has been added to the corner of Main Street and Old Colony. This location is approximate, and we acknowledge that the actual design of such signage will be subject to the Commission’s review separately along with all project signage at a later date. 2. Landscaping has been adjusted to accommodate the modified building façade treatment where applicable. 3. Lighting at the building’s Main Street entrance will have “onion light” wall sconces or similar historic style fixtures. We trust that these responses adequately address comments regarding the Project. We look forward to discussing the Project at the Hyannis Main Street Waterfront Historic District Commission meeting on October 18, 2023.
