This is a false statement; the property has not been vacant. Our permanent address is in the Boston area and 39 Carlson Lane, West Barnstable, is our second house in Cape Cod. We have been visiting the property on weekends, sometimes during the week and more frequently in the spring, summer and fall as thousands of Cape Cod home owners also do. 2)Maintenance has been deferred Another semi-incorrect statement. The property has been maintained over the years as much as most homes in the area. The house is far away from the street and because of dense vegetation and foliage, particularly during the summer, it can not be seen from the street. Because of the low visibility and our tendency not to use pesticides, our landscaping has not been perfect despite paying a landscaper every year. We are in the process of improving the property in that regard. 2) Unfounded claims about several alteratfons -New windows. This is a totally false statement; we have not installed new windows since this property was bought in the early nineties. Please review photo “Current—Windows” -New siding. Yes, it was installed after applying to the OKH Historical Committee for a Certificate of Exemption which was granted on 9/9/2021. The contractor also obtained a Building permit on 6/3/2022. The COE was granted because the house is far away from the street and is surrounded by a lot of trees. Please see attached documentation. The job was completed and received a PASS from the Building Inspector on 2/16/2023. The siding materials are high quality wood-imitating thick PCV clapboards (Everlast Gorilla plank) and PVC azek white trim. Although it was approved, we did not use vinyl because we felt that it would diminish the value of the property. We decided to go with the far more expensive PVC clapboards which look like wood clapboards. -New color. The old color of the siding was a terrible pinkish one. In our application for the exemption (attached) we mentioned two colors: grey and sea blue. The Committee had no objections and we picked a grey color. Again, the job was approved by the Building inspector on 2/16/2023 -New roof. The roof as shown in this individual’s photo is not new; it is at least 15 years old. I am sure there is a permit in the Building Inspector’s office. -New porch railings. The decks on the left side of the house were updated a few years ago after obtaining a permit from the Town (attached). The job was approved by the Building inspector on 10/9/2020. He did not tell us that the railings are not appropriate; in fact, there are not that many options for railings and the old railings were very similar. The inspector asked our contractor to install supporting beams and posts under the decks for safety reasons and despite the added expense we complied with that recommendation (See photo: Current—Sideways). 3) Claim about extremely tall lightfng structures. The length of these posts is about six feet. These are not extremely tall. We drove around the Carslon Ln neighborhood this morning and identified at least 6 driveway entrances with lights 7-8 feet tall. This is clearly a discriminatory statement. Our lighting structures are small compared to others in the north of OKH area, like the ones shown in photo (Similar Entrance) close to the intersection of Rts 149 and 6A which is very close to Carlson Ln. How, can they be inconsistent with other structures in the area when similar structures exist in the neighborhood and also in the broader north of OKH area? We need two lights at the entrance because our driveway is not straight. After the entrance, the driveway takes a sharp right turn; if the entrance is not well illuminated and the driver is unfamiliar with the driveway, particularly at night with rain or snow, a car could get off the edge at the adjacent drop-off on the left and end-up in the ravine, at least, 200 feet down the embankment. The lights define the entrance and the driveway for safe access to the house. 4) This anonymous person talks about stark contrast between our house and the original Bodfish homestead. Has this individual looked at the other homes around this original house? The ones just across the street, the ones on the left, on the right and behind it? How do they differ from our house? From an aesthetics perspective, they all look similar to our home and all of them are unique in their own way. Please review a recent photo (View from the street) to get an idea about how far away is our house from the street. You can see our house now because the brush was cut recently to bury 2 conduits for phone and internet access. When it grows back during the summer, our house will not be visible from that area. The photo was taken from a spot across the street from this historical house. You can barely see our house…The grade change and distance are rather significant with distance as long as 300 feet. The other homes adjacent to the historical house are between 50 and 100 feet away from the original homestead. Has he ever complained about them? If he hasn’t, then s/he is discriminating against us. Please note that the photo that s/he sent you is a “zoom in” to make the image of our house appear bigger and closer to the street. He has probably also photoshoped the photograph to make the color of the siding different and less attractive. Last, we would like to know what’s the policy of the Historical Commission regarding anonymous allegatfons. We feel that honoring an anonymous complaint is not appropriate. Therefore, we hope that you will not take these unfounded allegatfons seriously.
