Best, Ashley ---------- Forwarded message --------- From: Ashley Keeney <ashleykeeney11@gmail.com> Date: Mon, Nov 27, 2023 at 8:31 AM Subject: 38 and 48 Ocean Avenue To: <Darcy.Karle@town.barnstable.ma.us> Hello Darcy, I'm wring as a concerned abuer to the proposed project at 38 and 48 Ocean Avenue. My husband and I own #6 at 160 Marston Avenue in Harbor Village. I am happy for the developer and their plans for these lots- of course improved housing in the area only improves our property value and I have no problem with the development of these lots. I am concerned about the setback from the creek. I understand that the required setback is 50 feet, but in this case due to the importance of the wetland in the area and the current water quality issues of stuart creek and pond reserve I would urge the commission to contemplate a 100 foot buffer - which I believe could be jusfied due to the slope of the bank. I understand that these houses plan to operate on sepc, and with landscaping naturally there will be connuous runoff into the creek. My children swim at the nearby beach all summer, and improving the water quality of the feeding creek is a huge priority. My concern is that this development will further degrade the environmental condions of the creek and surrounding wetlands. I hope you will consider our wishes as part of the review of these plans on tuesday Nov. 28th, we will unfortunately not be able to aend the meeng. Best, Ashley Keeney Homeowner #6 160 Marston Avenue
