Verizon New England, Inc. – 49 Ocean Street
Background
The subject property at 49 Ocean Street is a two story brick utilitarian building with a poured concrete
foundation constructed in 1957 for the New England Telephone company and is now occupied by
Verizon.
Proposal
The applicant requests to install a fuel cell system and associated utilities in the existing driveway. The
fuel cell system is proposed to be screened by a 6 foot tall cedar fence on two sides. The fence is
proposed to be white, grey, or stained natural. Painted bollards are also proposed.

The cedar fence is a specified design standard recommended in the guidelines. The commission may wish
to confirm the full scope of the project. The proposed fence appears to end before the trash receptacle.
There is currently a fence at that location and the commission may wish to confirm it shall remain or be
replaced. Additionally, one side of the fuel cell is exposed to public view and the commission may wish to
seek options to limit view of fuel cells. Lastly this item is before site plan review on Tuesday, December
19th. Staff can report findings from site plan review at the meeting that may be applicable.

Atlantic Apartment – 171 Main Street
Background
The subject property at 171 Main Street is a corner lot that is improved with a two- and one-half story
multifamily residential building with vinyl siding, asphalt roof and varied foundation originally
constructed in 1820 in a much smaller footprint and several additions have been added over time.
Proposal
The Applicant seeks to install a 2 foot by 6 foot doble sided PVC sign with white lettering and a black
background on existing posts.

Shoestring Properties, LLC – 110 & 115 School Street
Background
The subject properties at 110 and 115 School Street are two vacant lots located in the Harbor District.
Over the last century a motel and a restaurant were located on these lots. Over time each have been
demolished.
Proposal
The Applicant proposed to construct 54 residential condominium units in two buildings with underneath
parking and other associated improvements at 110 and 115 School Street.

The Commission shall review pages 20 and 21 of the Supplemental Design Guidelines to review New
Construction. In addition, the Commission may request a materials board from the Applicant of major
materials such as siding, trim, lighting specs, etc.
