> No Building Expansion nor Changes to Building Footprint proposed
> Minor Site Alterations inc. re-striping upper parking lot and adding
landscaped island along Potter Ave. Original construction included
parking space in road R.O.W.
> Addition of small side deck on North side for access to back unit
> Construction of small shared patio on North-East corner of site
> New water line to be provided for new req’d Sprinkler System
> Provide updated parking striping at 4 Lower Level parking spaces
> Minor window and door alterations to accommodate new layout

Summary
This Proposal:
> Repurposes a vacant office building into much needed smaller
household rental units with easy walkable access to
◦downtown Hyannis
> Does not expand the current building or overburden the site
> Results in less vehicle trips per day than prior medical
◦and similar offices
> Is consistent with established Local & Regional housing
development goals by utilizing an existing developed site
with access to existing infrastructure and not located within
an environmentally sensitive resource area
