Owners: Mark and Cindy Khozozian
Project overview:
It has been determined that 649 Scudder Ave is a contribuƟng structure within the Hyannis Port
NaƟonal Register of Historic Places. The oldest porƟons of building (the tallest gable-roof
secƟon) appears to be constructed circa 1850 (or earlier) in the Greek Revival style. Subsequent
addiƟons have been added over the years on the leŌ, right and rear of the main structure. The
building has been in disrepair for many years. The current owners Mark and Cindy Khozozian
purchased the home in 2022. The Khozozians are proposing to keep the main structure of the
original building and demolish porƟons of the building that do not appear original. Below are the
details of the scope of the demoliƟon and proposed changes. AƩached are the photos, plans and
renderings depicƟng the demoliƟon, changes and proposed structures.
General DemoliƟon Scope:
1. Remove the sunroom, assumed addiƟon, on the right side of the main structure
2. Remove the two story, assumed addiƟon, on the leŌ side of the main structure
3. Remove the mulƟple addiƟons on the rear of the main structure
4. Remove exisƟng chimneys
5. LiŌ the original circa 1850 structure and excavate for new foundaƟon with basement,
and replace failed floor systems (interior)
Proposed architectural changes:
1. Front elevaƟon:
a. Remove all vinyl siding and evaluate potenƟal rot and condiƟon of exterior
sheathing.
b. Replace or repair roƩed or deteriorated exterior materials as needed and
replace siding with new, painted red cedar clapboards, 4” exposed coursing.
c. Remove all bent aluminum that covers exterior trim and evaluate potenƟal rot
and condiƟons of exterior trim boards.
d. Replace or repair roƩed or deteriorated materials as needed with modern
materials to match all exisƟng profiles to keep the original architectural details.
e. Replace exisƟng front doors that do not appear to be original with 4 panel solid
doors. Keep all trim details around the doors. Repair and replace roƩed or
deteriorated materials with modern materials to match all exisƟng profiles
f. Remove exisƟng bay window that does not appear to be original according to
historic photographs. Add one new window to match the size of the exisƟng first
floor double hung windows
g. Replace window in second floor dormer as detailed on architectural plans.
h. Replace all vinyl shuƩers with true acƟve shuƩers with hinge pins and holdbacks
i. Remove all exisƟng roof shingles and replace with red cedar shingles and copper
flashing

2. Right side elevaƟon:
a. Remove exisƟng sunroom with shed roof and construct a new sunroom with
gable roof and trim details to complement the exisƟng details of the circa 1850
main structure.
b. Change window arrangement in main gable from two double hung windows to
one double hung window aligned in the center of the gable.
c. Add covered side entrance
d. Remove all vinyl siding and evaluate potenƟal rot and condiƟon of exterior
sheathing.
e. Replace or repair roƩed or deteriorated exterior materials as needed and
replace siding with new white cedar shingles, 5” exposed to the weather.
f. Remove all bent aluminum that covers exterior trim and evaluate potenƟal rot
and condiƟons of exterior trim boards.
g. Replace or repair roƩed or deteriorated materials as needed with modern
materials to match all exisƟng profiles to keep the original architectural details
3. LeŌ side elevaƟon:
a. Remove exisƟng assumed addiƟon and replace with new structure in the same
footprint. The new structure will have eave and gable trim details matching the
exisƟng details of the circa 1850 main structure.
b. Remove all vinyl siding and evaluate potenƟal rot and condiƟon of exterior
sheathing.
c. Replace or repair roƩed or deteriorated exterior materials as needed and
replace siding with new white cedar shingles, 5” exposed to the weather.
d. Remove all bent aluminum that covers exterior trim and evaluate potenƟal rot
and condiƟons of exterior trim boards.
e. Replace or repair roƩed or deteriorated materials as needed with modern
materials to match all exisƟng profiles to keep the original architectural details.
4. Rear elevaƟon:
a. Remove all addiƟons on rear and replace with new structure as depicted on
architectural plans.
b. Extend dormer on second floor leŌ of main gable to connect with main gable
c. Change window arrangement in exisƟng main gable
d. Construct addiƟon and screen porch with trim details to complement the
exisƟng details of the circa 1850 main structure.
e. ExisƟng main house gable
i. Remove all vinyl siding and evaluate potenƟal rot and condiƟon of
exterior sheathing.
ii. Replace or repair roƩed or deteriorated exterior materials as needed
and replace siding with new white cedar shingles, 5” exposed to the
weather.
iii. Remove all bent aluminum that covers exterior trim and evaluate
potenƟal rot and condiƟons of exterior trim boards.
iv. Replace or repair roƩed or deteriorated materials as needed with
modern materials to match all exisƟng profiles to keep the original
architectural details.
