Old King’s Highway Historic District Committee
MINUTES
Wednesday, February 14, 2024, 6:30pm
To all persons deemed interested or affected b y the Town of Barnstable's Old King’s Highway
Historic District Act under Section 9 of Chapter 470, Acts of 1973 as amended. You are hereby
notified that a hearing was held by remote participation via Zoom Meetings on the following
applications:

A quorum being met, Chair Bett McCarthy called the hearing to order at 6:30 pm. The Chair
explained the hearing and appeal process and invited the public to address the Committee and
view the plans of interest when the application is called.

APPLICATIONS
Johnson, Nicholas & Courtney, 3915 Main Street, Barnstable, Map 335, Parcel 051, Built 1950
Demo and re-build existing barn as a family apartment.
Wendy Shuck moved to open the public hearing. Seconded by Ryan Coholan.

Kevin Werner and Courtney Johnson was in attendance.
Kevin presented a barn that is located behind the main dwelling located on Route 6A. The main dwelling
is a nice little Greek Revival that has been renovated. The homeowners wish to demo the existing barn
and rebuild it in much the same fashion as it is now. The proposed materials and windows would match
the existing dwelling. A cupola to break up the roof line. This would be used as a family apartment.
Wendy- Is there a plot plan?
Kevin- The satellite view shows where the existing barn is and it will be in the exact same footprint.
Wendy- Surprised that the new structure would look like the existing structure. Asked for clarification of
which elevation would be facing which way.
Kevin- North elevation faces Main Street, East elevation faces into the yard, South elevation faces the
rear, and West elevation faces Bayberry Road. The front elevation really faces Bayberry Road.
Wendy- Is the existing structure being demolished because it cannot be renovated to what is wanted cost
effectively or is there another reason?
Kevin- Structurally it needs help and it is easier to put down a real foundation and build from there.
Wendy- What is the material of the chimney?
Kevin- Framed chimney with sidewall shingles and white trim.
Wedny- Prefer to see brick rather than the framed chimney.
Ryan- Same footprint and enjoys the design. Thinks it’s appropriate.
Lesley- Agrees with Wendy that the chimney would be better if it were brick. Asked if there would be a
driveway off Bayberry for this apartment. Appropriate.
Kevin- There will be a parking area on the south side of the barn of Bayberry. Asked if brick veneer
would suffice for the chimney.
Lesley- Asked the material of the chimney on the main house.
Courtney- It is brick.
Lesley- Something that matches the brick of the main dwelling. Can live with faux brick as the barn is set
back.
Bett- Agreed with all of the comments made. The elevation facing Bayberry there is a large of expanse of
wood. Could two additional windows be added to help break up the space? Four windows altogether to
help balance the elevation. Is that a possibility?
Kevin- Yes. The floor plan could add in two additional windows and make it symmetrical.
Courtney- Agreed to two additional windows.
Wendy- Would like it if there was a plot plan to better see where this would be located with the
driveways.
Bett- Asked to clarify if this new barn would be in the same foorprint or will it be enlarged?
Kevin- Located within the same footprint.

A motion was made by Wendy Shuck to approve the Certificate of Demolition Johnson, Nicholas & Courtney, 3915 Main
Street, Barnstable, Map 335, Parcel 051, Built 1950 to Demo the existing barn as submitted.
Seconded by Ryan Coholan.

A motion was made by Wendy Shuck to approve the Certificate of Appropriateness for Johnson, Nicholas & Courtney, 3915
Main Street, Barnstable, Map 335, Parcel 051, Built 1950 to re-build barn as a family apartment with modifications to use
brick veneer for the chimney and add two windows to the West elevation otherwise as submitted.
Seconded by Ryan Coholan.

Wendy Shuck moved to open the public hearing. Seconded by Lesley Wallace.

Michael Friske was in attendance.
Mike presented an addition of a first-floor master and a single story addition. The home is a Cape style
home, and they are looking to keep the same style. Will be using materials to match the existing home.
Wendy- The addition looks nice and blends in well with the house. The windows on the dormer will be a
little bit different from the rest of the house?
Mike- Thought it would add a little bit of character to it.
Ryan- Like the layout, the design, and enjoys the dormer. Appropriate.
Lesley- Agreed. Everything is in keeping and will add to the house value. Appropriate.
Bett- The addition balances the house nicely. Looks like the rest of the house windows are 12 over 12,
what will the dormer be?
Mike- The dormer would be 4 light. Felt that 12 light would be too busy.
Wendy- Didn’t want to make the dormers bigger at all?
Mike- No prefer to keep the dormer small.
Wendy- Then these windows would be the best option.
