HomeMy WebLinkAboutsigned PELMassachusetts Housing Finance Agency One Beacon Street Boston, MA 02108 Tel: 617-854-1000 Fax: 617-854-1091 I Relay 711www.masshousing.com May 25, 2023 Bayridge Realty, LLC 76 Tupper Road Sandwich, MA 02563 Attention: Dennis Kerkado Re: 900 Old Stage Road, Barnstable Project Eligibility/Site Approval MassHousing ID No. 1175 Dear Mr. Kerkado: This letter is in response to your application as "Applicant" for a determination of Project Eligibility ("Site Approval") pursuant to Massachusetts General Laws Chapter 40B ("Chapter 40B"), 760 CMR 56.00 (the "Regulations") and the Comprehensive Permit Guidelines issued by the Department of Housing and Community Development ("DHCD") (the "Guidelines" and, collectively with Chapter 40B and the Regulations, the "Comprehensive Permit Rules"), under the New England Fund C-'NEF") Program ("the Program") of the Federal Home Loan Bank of Boston ("FHLBank Boston"). Bayridge Realty, LLC submitted an application with MassHousing pursuant to Chapter 40B. You have proposed to build fourteen (14) units of rental housing (the "Project") on 3.95 acres of land located at 900 Old Stage Road (the "Site") in Barnstable (the "Municipality"). In accordance with the Comprehensive Permit Rules, this letter is intended to be a written determination of Project Eligibility by MassHousing acting as Subsidizing Agency under the Guidelines, including Part V thereof, "Housing Programs In Which Funding Is Provided By Other Than A State Agency." MassHousing has performed an on-site inspection of the Site, which local boards and officials were invited to attend, and has reviewed the pertinent information for the Project submitted by the Applicant, the Municipality and others in accordance with the Comprehensive Permit Rules. Municipal Comments Pursuant to the Regulations, the Municipality was given a thirty (30) day period in which to review the Site Approval application and submit comments to MassHousing. The Planning & Development Director submitted a letter identifying the following areas of concern: •The Municipality requests the Applicant to consider a range of unit types and a mix of bedrooms to encourage aging in place and attracting and retaining younger residents.
