(Attorney Ed Pare) 830 Wakeby Rd., Marstons Mills Map/Par: 013/003 Zoning: RF/GP Solar Photovoltaic Overlay RPOD Proposal: Modify the existing tower by extending the 144' tower by 15' and collocate AT&T's panel antennas and related equipment, including a walk-in cabinet, backup power generator and propane tank, on and adjacent to the existing tower. Dear Attorney Pare, At the formal site plan review meeting held on March 21, 2024, and after confirming with the Committee that there are no objections to the application moving forward, the Building Commissioner stated the above proposal is approved to move through permitting beginning with ZBA. The Site Plan Review Committee had the following comments and conditions. Approval is based upon and must be substantially constructed in accordance with site plans entitled: AT&T, Site Number MA1458, FA#10578174 dated: 02/05/2024. Brian Florence: Brian.Florence@town.barnstable.ma.us, 508-862-4035 Barnstable does not have an Eligible Facilities Request process in its zoning ordinance. Barnstable’s zoning ordinance does allow for height increases by Special Permit. Applicant can opt to apply for a Special Permit through the Zoning Board of Appeals (ZBA) or make an Eligible facilities case to the ZBA. Project requires construction controls by a MA registered design professional. Separate permits for each concrete pad and cabinet will be required. If signs are proposed they may require a permit. Please reach out to Erin Logan of the Licensing Program for directions on how to proceed. Applicants must obtain all other applicable permits, licenses and approvals required. Upon completion of all work, a registered engineer or land surveyor shall submit a certified “as built” site plan and a letter of certification, made upon knowledge and belief in accordance with professional standards that all work has been done in substantial compliance with the approved site plan (Zoning Section 240-105 (G).
