Mashpee, MA 02649 RE: 151 Pine Ave., Hyannis – Fire Damage Assessment Dear Mr. Cook, On April 22, 2024, I made a site visit to 151 Pine Ave., and I agree with your detailed assessment of the condition of the structure (see attached email dated April 11, 2024). Given the extent of the fire damage, combined with the age and condition of the undamaged portion of the building, my recommendation would be to demolish the entire structure (including the foundation) and build back new subject to the requirements of the Town of Barnstable. As you note in your email, the existing undamaged framing is undersized and should not be salvaged/reused. The upper portion of the foundation is stone rubble, parged on the inside face. I would not recommend building new on top of this foundation because anchor bolts could not be reliably installed into the stacked stone rubble portion of the foundation and the quality of the concrete lower portion is unknown. Further investigation would be required to determine whether there is a footing beneath the concrete portion of the foundation.
