I am the property owner of 3565 Main Street in Barnstable and spoke at the last OKH
committee meeting with regard to the proposed plan for 56 Red Wing Lane. I was
wondering whether the revised plans have yet to be presented to the OKH committee.
I’m not sure whether I will be able to make the meeting this Wednesday, so I wanted to
provide you with the following. (Not sure this is the correct protocol however.)
My concern over this property Is its size. I have faith the OKH committee will address the
design issues.
I have reviewed all of the Old King’s Highway properties from the lights in the village to Mary
Dunn Road, which is a shade under 1 mile. I have not included non-residential properties
and the two large condo buildings at #3420 and #3512.
There are 39 properties and I have broken them down by square footage.

You’ll note that between Red Wing Land and Mary Dunn, all but 3 properties are less than
3,000 sq ft. The average square footage of the 9 houses between Red Wing Lane and
Commerce Road is 2027sq ft. The proposed carriage house itself would be larger than two
of the houses in that stretch.
If you combine the square footage of the main house and the carriage house it will be the
fourth largest house between the village and Mary Dunn. The house alone will be the eighth
largest.
I would ask the OKH committee to think long and hard about the integrity of this section of
the Old King’s Highway with regard to this proposal.
